Pole Barn, Metal Building and Barndominium Cost Estimator
One footprint, four ways to build it. Enter your size, floor, doors, insulation, state, and design loads, and get an itemized low-to-high budget that keeps the kit, the erected shell, and the complete project apart. Prices as of October 2026.
How the estimate works
The estimator adds up line items, each a low and a high figure, and keeps three running totals: the kit delivered (structure package, any load upgrade, freight), the erected shell (plus erection labor, lift, doors, and windows), and the complete project (plus floor, insulation, barndominium interior, site prep, and permits). Sellers usually quote the first number and cost guides the last; this page shows both so they can be compared.
- Footprint A = width x length. Roof and wall area for insulation = A x 1.05 (roof pitch) + 2 x (width + length) x eave height. Gable-end triangles are left out.
- Structure package = A x the type's $/sq ft band x a size factor x an eave factor. The size factor is (A / reference area)-0.258, held between 576 and 7,200 sq ft. It comes from fitting all 25 Hansen Pole Buildings list prices (October 2026): about $9.00 per sq ft at 2,400 sq ft, falling as buildings get bigger, within 7.5% of every listed size. The same curve is applied to red iron and barndominium kits; tube-steel dealer prices do not fall with size the same way, so tube steel gets no size factor.
- Eave factor = 1 + rate x (eave height minus the reference eave). Post-frame rises 3.2% per ft (Hansen: 40x60x12 $21,100, x14 $22,600, x16 $23,900). Red iron rises 4% per ft (Steel Building Kit: going from a 14 to a 16 ft eave adds $2,000 to $3,800 on a $28,000 to $44,000 40x60 package). Tube steel uses the post-frame rate.
- Erection labor, floor, insulation, interior, and site prep are multiplied by your state's Regional Price Parity divided by 100 (table below). The kit, freight, doors, windows, and permits are not, because they are priced by the seller or the jurisdiction rather than by local wages.
- Load check. Tube steel: above 30 psf ground snow or 140 mph wind, the tool recommends 12 gauge tubing with trusses about 4 ft apart and adds 10% to 20% of the structure package, the same premium dealers charge for certified snow and wind ratings; above 60 psf or 170 mph it says tube steel is likely not suitable. Post-frame and red iron are engineered to your loads by the seller; above 40 psf or 140 mph the tool adds the same 10% to 20% as a heavy-load allowance. This is a budget flag, not a structural design: the final frame comes from stamped engineering drawings for your address.
- Site prep and permits always sit on their own lines so they are never hidden inside a per-sq-ft number.

Regional multipliers by state (BEA Regional Price Parities, 2024)
All-items Regional Price Parity for 2024, released by the US Bureau of Economic Analysis on February 19, 2026 (US = 100). Housing rents drive most of the spread, so the index is a proxy for local labor and trade prices, not a construction index. The next release is scheduled for December 10, 2026.
What is not included
Land, well, septic, driveway, utility hookups and trenching, impact fees, sales tax where it applies, interior fit-out for a shop (benches, lifts, compressed air), and financing. Construction loans for barndominiums are a separate product; talk to a lender.
How far off can it be?
Treat the range as a planning band, not a quote. The structure and steel lines rest on published price lists and are the firmest; the lines marked as allowances in the tables are the least certain. Freight distance, options, design loads, and the local labor market can each push a real quote outside the range, and steel and lumber prices move from month to month. Get at least two itemized quotes and compare them against these lines one by one.

Questions about building costs
How much does a 40x60 pole barn cost?
With a 4 in slab, one 12x12 overhead door, one walk door, two windows, no insulation, and US-average labor, this estimator puts a 40x60 pole barn with 12 ft eaves at $54,300 to $105,500 as a complete project. The kit alone is $22,800 to $38,800; Hansen Pole Buildings lists that size from $21,100 (October 2026), before options and delivery labor.
Why does a barndominium cost so much more than a pole barn of the same size?
The shell is the cheap part. A 40x60 red-iron barndominium with 1,800 sq ft of mid-range living space and spray foam comes out at $218,400 to $396,400 here, against $66,400 to $136,100 for the same footprint as an insulated pole barn. The difference is the interior: plumbing, electrical, HVAC, drywall, flooring, kitchen, and baths, which this tool prices at $70 to $120 per sq ft of living area for a mid-range finish.
Is tube steel or red iron cheaper?
At garage and small-shop sizes tube steel usually wins because dealers sell it installed: a 30x40 with 10 ft eaves comes out at $28,500 to $54,700 here, against $37,300 to $66,600 for a 30x40 red-iron building with 14 ft eaves. Red iron pulls ahead on wide clear spans, tall eaves, and heavy snow or wind, where tube steel needs upgrades or stops being offered.
Where do I find my snow load and wind speed?
Enter your address in the free ASCE Hazard Tool (ascehazardtool.org), which reports the ASCE 7 ground snow load and basic wind speed, or ask your county building department, which may set its own values. Use ground snow load, not roof snow load. The final frame specification still comes from stamped engineering drawings for your exact address.
Why is my quote different from this estimate?
Freight depends on your distance from the plant, options such as wainscot, overhangs, heavier panels, and gutters add up, design loads change the frame, and local labor and concrete prices vary more than any state average. Use the range to sanity-check quotes line by line, not to replace them.
Does the estimate include land, utilities, or financing?
No. Land, well, septic, driveway, utility hookups, and impact fees are excluded, and so is financing. Construction loans for barndominiums are a separate product, so talk to a lender.
